Ming你好，请教一个墨尔本租房的问题。我的租约是12个月，由于家人要回国半年，我打算把现在租的2房退掉另外租一间1房的。我想请问，一般这种情况要给Agent或者landlord付多少的补偿？我的contract有这样的描述：

If you want to vacate during the term of the Tenancy Agreement, you will be breaking the contract you have entered into and therefor are responsible for reimbursing the landlord for any loss suffered eg. rent until the property is again tenanted plus the lanlord's normal costs in re-letting. These are usually:
* All advertising and marketing expenses incurred
* A portion of the letting fee being a percentage of the average annual rent based upon the unexpired period of the Agreement (eg. if you have 5 months of the Agreement left, you would pay five twelfths of the letting fee).
* A tenancy reference check through Rent Check (tenancy database) currently $15 for each tenant check.

上面的描述我有几点不明白的：
1 在交还钥匙到房子租给另一个租客之前我是不是还要付给房东房租。这样似乎很不合理吧！
2 letting fee是不是指房东付给agent的中介费用？
3 tenancy reference check是什么东西？

1 Before you give keys to new tenants or agent, you should pay rent.Because you break the contract.
2 Yes
3 Check whether the tenant is on black list of tenancy database.

If U do not want to lose money, u have other ways doing this. Call me because i cannot say on here.

您好，我目前看中了一个房子，但是房主目前不能马上搬走，大概要到明年一月等新房建好才可以卖给我，因此告知可以先付10%的定金，然后余额在settle也就是明年1月的时候才付，请问这种情况我现在需要先去做贷款吗？还是等到settle之前一个月左右才去申请呢？谢谢！

一般来说，银行的pre-Approval Letter 3个月到一年有效，取决于你的Financial institute.
如果明年settle,对你很不利。最好的办法是，现在贷款，马上settle, 让前owner  rent this property from you until next year.

想请问ming，为何settlement时间拖太久对我会很不利呢，我个人认为房价是上涨的，而我刚毫省了这段时间的利息啊，何乐不为呢？
另外想请教一下在mount waverley, Joanna court（在school zone以内的）的910平方米的地目前市场价值多少钱？东西朝向，frontage有21.5，正正方方的地？谢谢！

请问在GLEN W旁边有个区，叫什么WHELLER HILL啊？好象房价不高？请问这个区有什么利弊么？因为离GW近，房价也不高，想请教下，谢谢。

Wheller Hill is a good suburb for home buyer, if you want to have hugh capital gain, that is not the one you look at. because there is no train station, no big shopping centre, (randon park shopping centre is not in consideration due to the size and shops) no famous Pubilc school like glen SC. ( Caufield Grammer is  good but private) however some area of Wheller hill is called Little Toorak.That is over Million. Because of its location,land size and views. Genreally speaking, it is a good suburb for home not investment.

It is very hard to rent a property when you are overseas.When you are in Australia It is hard to rent properties if you do not have full time job and renting history, but it does not mean you have no chance at all. I can give you some tips when you arrive .no matter for it is for renting or buying.

Well it depends on how much you want to borrow if you want to borrow 80% of the purchase price means you can buy $100,000 properties. If you borrow 95%, means you can buy $400,000 property.  Plus you have to take stamp duty into your consideration.

我想问一下在clayton校区的monash侧门也就是在carlson ave这条路的尽头有很大一块地在动工，是不是准备在造房子的啊
那块地是不是被一个开发商拿走的啊，在realestate上没有一点信息。
