大叔的做法和帅锅异曲同工，都是先草图探讨，如果你同意，他会给你这个探讨的报价。
哇，太答疑解惑了! 原来大叔这么低调。。。我但是一眼看他，就觉得风度翩翩，不是常人啊。
本来今天一看你的回复，结合我对大叔风度的折服，我立马就想和大叔签合同，可是。。帅锅回复了个好专业的信哦。
比较下：

As part of the Concept Design report service we would definitely visit the property to check out the condition of the building in a general sense, as well as undertake some check measuring and photos，At that point in time I would give a basic appraisal on the likely best part of the existing structure for a second storey addition. I do note that the proposed upper story will also be subject to Council’s planning requirements, particularly with respect to heritage and conservation area guidelines, so there are a combination of factors that will influence the size and position of an upper storey addition.

We currently have a DA about to be approved in a KMC conservation area in Lindfield, and have just started construction on a large alterations and additions project in Killara which is also in a KMC conservation area, and was subject to a number of DA conditions. The Town Planner with whom we work has a lot of experience in dealing with KMC in both general and in conservation areas, and we have undertaken projects in KMC over the past 12 years. I spoke with the planner today and she said that whilst Council may be fairly strict with the size of an upper story level, it is unlikely that they will completely refuse it. She advised, as we would also, that once you have a design that you are happy with that you apply for pre-DA meeting with Council.

Nonetheless my feeling is that your stated budget of $400K will be difficult when applied to both ground and first floor works, even if these works are not fully completed. I still believe the only way to establish proper estimating & budgeting is to develop a set of sketch plans acceptable to you, which can then be costed by others, before proceeding to full DA stage
帅锅：
$300,000 is probably workable but it is likely that you would be able to do very little to the upper story apart from ‘lock up’ stage. Once I have a clearer idea of your brief I could give you a better answer.
This is why the Concept Design Report is a good idea as it allows you to test various ideas in a low risk way, and obtain cost information alongside a design rather than just ‘ideas’.

If you wish to commence the DA process, or just develop sketch plans at this stage, let me know and I will forward you a fee proposal covering the various stages of work up to DA.
帅锅：
The offer of a meeting still stands, too.
