Neighbourhood Residential Zone - Schedule 3 (NRZ3)
The Neighbourhood Residential Zone restricts housing growth in areas identified for urban preservation.
The Neighbourhood Residential Zone Schedule 3 - Traditional Bush Suburban Areas - proposes the following requirements:
8m mandatory maximum heights as per NRZ
320sqm min. lot size
9m front setback or average of adjoining dwellings (whichever is lesser)
40% site coverage
40% permeability
500sqm permit trigger
Two 12m canopy trees
1m + 3m side setbacks
No walls on boundary
5m rear setbacks
1m fence
