U can pay 3-6 months rent in advance, some landord and agent will take it. As a property manager, what they concern is whether the tenant pay rent on time and keep the property in good condition. If you can show them these two points you will be fine. Good luck.

Brand new property are good for yout tax purpose. because it has hugh Depreciation. On the other side, you have to make sure the new develpment suburb has Potential in the future. School, Shopping centre, train station and freeway. If it is far to the city, it is hard to  get high rent.

希望能买一处2房的物业.  最主要要求安全,交通购物方便;其次最好有好的小学,幼儿园.

我在网上看了一下,可能会选Mitcham, Box hill, Glen Waverly. 不知您有何建议. 希望保持联系,你有适合的房源能及时告知.

我住在东区KINGSFORD 这边，我发现很少有人关注这边的房子包括MAROUBA,COOGEE，BOTANY等，是不是这边的房子太贵了？还是不适合中国人住？:si133

想问一下楼主，我在adelaide，如何可以找到adelaide 的学校排名呢，最近也在考虑买房子的问题，需要考虑的事情太多了。能为孩子选个好一点的学校也挺重要的。

Transport ( Train station Free way)  
Shopping Center
School (  Primary SC, Uni)
Distence to City
Suburb Security

is what people concern when they buy properties. not only Chinese.

it is possible to get a unit in suburb within 20km to city, but it is hard. over 20km from city you have lots of options.

You are lucky if you find a run down condition house within Mt waverley school zone below $500k.

If your budget is $500k  you may have following options

1      Buy a  unit or townhouse within Mt waverly school zone for $500k.
2      Buy a big house in other suburbs for $400 and send your child to private school
       ( Tuition Fees $10,000---$25,000   per year)  


I recommend you go for second option, because Private School not only give you good VCE result but also teach your child good manner and Behaves.

I would like to buy a 2 bedrooms apartment in east or south suburbs within 16km to city, my budget is around 250k-300k,
I wanna ask how much  I should pay for the first deposit, if I do not have 20% deposit, how much insurance  I have to buy, and what kind of apartment I can get at the moment.

Basicly, Every property you see from Realestate.com.au , which is under RayWhite Oakleigh I can help you with that. However, In order to purchase it successfully even cheap. you have to inspect it before Open for inspection. U can even borrow 100%, however if you borrow over 80%, you have to pay insurence, which is between $1000---$2000. As i am not a broker, if you want to borrow money, i would refer you to Alice Whose ID is Snow in Austeps 03-85413833 (business no.)

Regarding to your apartment purchasing, you have lots of choices, Even you can find a one bedroom apartment in the city for $200k, however you have to look at the section 32 carefully, check how much body corpate and other outgoings , is it increasing every year?  Better check with your solicitor before making offer. 我们想在离BURWOOD稍微近些的区买个HOUSE。有个小小孩，但现在不考虑上学那么远的事情，只希望房子有比较好的升值潜力。
知道40W买不到太好的了，所以才想找你碰碰运气
