求问大家，这套house比suburb里同类型便宜了大概5-8%。今天跟中介要来了sales contract，里面有一条是：“The vendor discloses to the purchaser that works have been carried out at the property by licenced tradesman without the approval of the responsible council. The vendor does not have any receipts and there is no home warranty insurance. The purchaser acknowledges that they are aware of the existence of the works and that the council has not approved them. The purchaser warrants to the vendor that the purchaser would have entered into this contract even if there is a matter in relation to the works that would justify the making of any upgrading or demolition order in respect of the works by the council. The purchaser agrees that they cannot make any objection, requisition or Claim for compensation nor have any right or rescission or termination by reason only of the facts disclosed in this provision. The 'works' means: living room closed off with walls to make a bedroom, removed the wall between another bedroom and dining room to make a bigger open space for the kitchen and dining area, and backyard alfresco area, pergola and decking.“ 我的理解是大门旁边那个卧室是原来的living room改的，然后dining area是把原来的一个卧室墙拆掉扩大的。 请问这种未经过council批准的改建有什么风险吗？比如说自住，或者以后再卖掉有什么风险？ 补充一条：17.1The vendor discloses that there may not be a sewer service diagram available at the date of this contract or at completion. 请问大家如果没有sewer diagram会有什么影响吗？ |
