墨尔本的房租是否已大涨呢?澳洲统计局最新公布的数据是,2006年墨尔本房租仅上涨2.7%,但比2005年的1.2%已有较大升幅。
不过,4月14日出版的《时代报》(The Age)周末版报道,根据维州地产协会的统计数据显示,墨尔本的出租房空置率已下降到1.2%,创出25年来的新低水平。特别是距离市中心10公里以内的inner suburbs,出租房空置率更跌至1%以下。
墨尔本2005年初的出租房空置率是3%,2006年底则是1.7%。通常来说,出租房空置率在3%左右显示住宅出租市场供需相对平衡。

TENANTS are struggling to find somewhere to live with the vacancy rate in Melbourne falling to a 25-year low in February.
Conditions are particularly difficult in Melbourne's inner suburbs, where one in every five renters live.
Welfare groups warn that the sharp fall in the vacancy rate will push more low-income people into caravan parks and boarding houses, or homelessness.
Those on middle incomes are likely to face higher rents and longer periods looking for housing, said Kate Colvin, from the Victorian Council of Social Service.
"There are more people renting for longer and the cost of rent will mean they can't save for home ownership," Ms Colvin said. " People who are most vulnerable are pretty much being squeezed right out of the market."
In February the vacancy rate fell to 1.2 per cent, compared with 1.7 per cent at the end of 2006, according to Real Estate Institute of Victoria data. A market is regarded as being well balanced between supply and demand when the vacancy rate is about 3 per cent, a level last seen in Melbourne in early 2005. Since then much of the over-supply from the apartment development boom has been absorbed.
