不得带朋友过夜,养狗的房客需要另交相当于一个月房租的Bond;
不得在地毯上放置盆栽植物;
一栋房子只给一个车位;
要求房客在提前结束租约时须提前找好新租客

RENTERS are facing smoking bans, restrictions on friends staying over and bonds of up to a month's rent to keep dogs.
Rogue landlords exploiting the state's rental squeeze have sparked a jump in unfair contract complaints.
The Tenants Union of Victoria is predicting more unreasonable demands as prices keep surging.
Melbourne's median rent has soared to $245 amid a property shortage that has sparked tenant bidding wars.
The Real Estate Institute of Victoria this week moved to warn agents against bumping up prices, starting rent auctions or advertising price ranges.
TUV spokesman David Imber claimed some landlords were abusing their power as renters desperately tried to secure homes.
Vacancies have slumped to 1.7 per cent, the lowest in 20 years.
Complaints included a handful of house-hunters who had been asked to pay an extra bond for pets.
Mr Imber said other unfair contract clauses included:
SEEKING permission from landlords to have friends staying overnight.
BANS keeping pot plants on carpets.
DEMANDS to keep just one car on the property.
DEMANDING tenants find a new renter if they break their lease.
"The majority of contracts don't contain such extreme terms, but we are seeing an increase in them and are concerned there will be more in the future," Mr Imber said.
Renters confronted with unfair terms should dispute them with landlords or take action in the Victorian Civil and Administrative Tribunal, he said.
The TUV is also pressing the State Government to prosecute dodgy agents and landlords.
"There is a power imbalance at the moment," Mr Imber said.
"We really need the Government to stand behind and protect renters at this difficult time."
Victoria has 380,000 private rental households.
Mr Imber said high house prices kept people renting for longer, and there was a lack of financial incentive to invest in low-cost properties.
The cost of renting a property in Australia is growing at the fastest rate in 15 years.
Prices in Melbourne increased 9 per cent over the past year.
