To everyone who’s viewing the thread, do not be misled by the title, it started from complaining, but it is not all about unpleasant experiences with thee service providers.
The whole purpose is to let new first home buyers be aware of some pitfalls during the buying property process by telling my own story about it. If some expressions are too subjective to be unfair to certain service provider, please kindly give me a reminder and I would make a note in the reply.
I know moving into new place is a big and joyful thing. I am indeed very excited and happy about it. If I’m sounded like a whining pessimistic bitch, who cannot get along with everyone. You can stick to your opinion. But I don’t hope it’s the only thing you can see through the whole picture.
I would not respond or explain further about the cleaning issues. As some people replied, it’s something involving contradicting economic interest and each side argues with their own point of views. It’s really pointless and waste of time still haggling about this

先说搬家，以前室友推荐的SAM 0422***618。极其不靠谱！黑名单之一！
提前一个月booking的，搬家前的两天又再次确认过时间。结果搬家当天人来了不到5分钟又走了，说double booking了。然后就再也没有出现。结果是苦了LZ一帮朋友，帮LZ搬的。
退房清洁，足迹的小红耳朵，Monash Cleaning ***0423***。极其不推荐！
两房一卫一厅的apartment，前后转手一个合同住了7年多。退房之前三个月老爸老妈在这，把百叶窗，淋浴间和烤箱一点点的清洗的很干净，洗澡间一点霉点都没有，报价的时候是$150。提前差不多1个月约好周六做清洁的当天也是搬家的日子。因为被搬家的放了鸽子，LZ忙着和朋友搬家，搬完家累死，搬的离旧家又远，就直接留了钥匙在信箱，让做清洁的直接去做。结果他们立马坐地起价，要价$400，给的原因是墙面有mark要清洁，我又不是用mark笔在墙上写的字要你擦，以上提到难清洁的地方都已经清理的差不多了，现在以墙上留下的床头的一些擦痕涨了$250。LZ怕麻烦，懒得再找别家，就同意了。最后累的连验收都是朋友帮忙去看的，当时付了400全款。
结果今天中介说对清洁不满意，有些地方需要再做。我给小红耳朵打电话，得到的回复是：小问题你就自己做做好了，中介总是会挑毛病的，如果是小毛病你就自己搞定，不然来回还不够我们油钱的。他们之前的承诺是：包退bond，不满意重做的。最后是让我自己做！花了$400不知道他们做了啥！
然后是conveyancer，足迹御用R小姐的老公K办的，这个以后补。不是一次愉快的经历！
Broker用的是万通信贷的C小姐。开始承诺的事情没办到，看接下来的事情了。这个以后补！
还有网络，电，煤的经验。以后补。
虽然是我在发牢骚，也是给后人提个醒。有分的撒点分吧。

先做个目录和背景介绍，以后慢慢更新。
LZ一个人工作，又想买大house，凭现在的收入怕贷不到到想要的数额，所以一开始就定下找broker用海外收入来办贷款。11月办的预批，1月中买房，3月中settle。所有和搬家有关的服务都是提前一个月开始办的。本帖会讲讲LZ选择以下service的经历，链接以后首页更新：
