拍卖现场人山人海,但是真正举牌的只有三个中国人,最终由香港人(说广东话,六十来岁的父亲带一名二十多岁的女儿,女儿是ABC)拍得,268万1千5百(最后叫价每次加5百,明显不是大陆土豪作风)

中介说,如果有大陆土豪大妈参战(像两三个月前那样),这房子应可卖到300万以上

看了今天的拍卖,我的感觉是:

1。大陆土豪大妈明显减少了,很可能与近期开始的外汇管制有关
2。拍卖现场热度明显降低,许多举牌者到了预定价位便坚决退出,任凭中介怎么忽悠均无动于衷
3。华人热区如145价位与传统白人中产区如West Pennant Hills趋近,今天拍卖的这所房子在WPH也差不多卖这个价。故可以推测华人区房价已过顶部,今年上半年买房投机者已被套住(预测三四年内不会再升)
4。房价并未出现暴跌迹象,268万并不是很便宜的价格,照样有本地买家入货
